Found the sign posted on the office door yesterday when I went in to clean. I found it rather odd that a new sign was posted, as there was already one up there telling everyone that the office was not receiving anyone, even though the PM was there working. The latter sign was put up in July I think, replacing the one with the photo copy picture of a princess locked away in a tower telling everyone the office was closed, the princess sign was put up on March 17th. when the shutdown orders about Covid came about.

The only rationale I could think for the double signage is due to the fact that we had two lock outs on Friday. Our PM doesn't like confrontation, she has no idea how to deal with angry, or complaining tenants. A case in point, a tenant moved out on their own , and were disputing their move out charges, the costs needed to correct/ fix any problems the tenants made while they were living there so the apartment could be made new and re rented. Well, in a nut shell instead of taking matters into hand and explaining the charges to the leaving tenants she opted out, making our Maintenance Manager do the job thus making him bear the brunt of their ire, while she skipped out of work early.

So with the maintenance manager off on vacation for the next week, and having two tenants being locked out of their units I assume she's trying to duck any issues that may arise with the tenants who have been locked out.

To clarify, a lock out occurs when a tenant has exceeded their grace period and has gone too far without paying their rent. Usually more than three months worth of rent. A court officer is sent around and with him watching, the locks are changed and the tenant is "locked out" of their unit. If they pay the back rent, or make arrangements to pay the monies due they are allowed back in. If not a second eviction proceeding is taken via the district justice. If the issue goes that far they are allowed back in under court supervision to remove their belongings . Usually after being fined by the court, paying court costs, as well as the back rent. All this only occurs after they have been taken to court once already to get them to pay the monies they owe.

So, back to the lock outs on Friday. As I said two were locked out on the courts orders. As of Sunday I saw where one of the tenants had broken in the back door window of their unit to try and get in the unit. The other tenant of the locked out unit wrote an angry letter to the PM, pointing out all the things wrong with her apartment and how they were never fixed while she was living there ( her fault really as all maintenance issues are fixed promptly when we're told about them ) But because she never informed the maintenance department of the issues the problems went unaddressed. ( that usually happens when the tenant has caused the issue/ or living in such a mess is afraid of being evicted on those counts)

So our PM is again ducking the confrontations. I get it, but it's her job to deal with such things. Like it or not as the saying goes" the Buck stops with her" Now if I don't like doing something on my job and don't do it I'm read the riot act. Then I'm told to go do it any way. Or in most cases being told to re do something even though I've done it already. "Just because." Hey, just because she doesn't like dealing with tenant issues or complaints doesn't me she should get a free pass. Doing so only compounds the problems.

The PM doesnt belong in a business that has to deal with people on all levels om any level. You most likely would do better BUT it's not your job and not your property. Please lawd make his Monday bright and stress free
